<p>WASHING:</p>
<p>Care for each spill as small amounts of water can cause the hardwood floor to swell and cup over time. Avoid the use of wet or steam mops instead use a cleaner made specifically for the finish on hardwood floors. The steam can dull the finish and damage the hardwood floor. Bona Hardwood Floor Cleaner, for instance, cleans floors effectively; it’s residue free, removes dirt and grime to reveal the beauty of any hardwood floor. Spray the floor directly and go over it with a Microfiber Cleaning Pad- wash in between the rooms to release the captured dirt and reuse so it is only slightly damp.  Avoid using vinegar, soap-based cleaner or wax on hardwood floors.</p>
<p>PROTECTION:</p>
<p>Preserving hardwood floors with rugs and floor protectors on all furniture is important.  The adhesive felt furniture sliders absorb the dirt and tightly hold on the furniture feet for a long time to avoid scratching the floor. Placing a mat at the outdoor entrance traps the dirt and keeps it out of the house.  For the rugs placed inside the house, use in high trafficking areas (where the wood floor see more wear and tear) and with a non-skid pad that won’t discolor the hardwood floor. Some rug underlayment contains toxins that can eat away at hardwood when it reacts with the floor finish. Felt and rubber underlayment will not degrade the hardwood floors.Lastly, allow some air circulation and place stands for Christmas trees or plants, to avoid leaving a water stain.</p>
<p>SCREEN &amp; RE-COAT:</p>
<p>Over time, hardwood floors will require a maintenance coat even when taken care of properly. Properly inspect the wood floor to make sure nothing wears through and when it starts to appear scratched or dull consider recoating the floor before it’s too late. It’s a process of removing a top varnish and applying a fresh layer, as mentioned in the previous blog about screening and re-coating. Some of the amazing flooring is made from recycled wine bottle stoppers. Cork comes in variety of colors and textures that can work as a durable floor, yet earthy. Cork panels can be snapped together and laid over any subfloor, or even existing flooring.</p>

<p>A finished hardwood onsite can be refinished to remove any dents or scratches, while prefinished damaged planks would need to be replaced by the factory making it hard to match on site. Therefore, it’s highly recommended to store the extra boxes of flooring, since the prefinished products are often custom ordered and can get discontinued. The daily use of flooring will result in normal wear and tear and also with anything; scratches. Un-finished wood can be fixed/restored onsite multiple times before the damaged material is actually seen as a problem. Prefinished floors can only be sanded once or twice over the span of their lifetime due to thicker polyurethane layers applied by the factory. This results in deep sanding, especially to match stain from the edges as well as doubled labor costs.</p>

<p>&nbsp;</p>
<p><span style="font-weight: 400;">NAIL-DOWN</span></p>
<p><span style="font-weight: 400;">Flooring professionals’ preferred and most commonly chosen choice is the naildown method. For centuries, this method was specifically utilized when the material consisted of solid wood and subfloors, such as OSB (Oriented Strand Board) or plywood.  Once the floor properly acclimates, the first few boards are laid carefully in order to prevent gap formation while using the blind nailing technique. In other words, a nail is set into the floorboard at a 45-degree angle, just above a tongue of the board, and down to the wood subfloor. By utilizing this type of method, a sinking/damaged board can be easily replaced without showing any noticeable differences and not causing any changes to the remaining floor. </span></p>
<p><span style="font-weight: 400;">STAPLE-DOWN </span></p>
<p><span style="font-weight: 400;">Staple-down is similar to the nail-down type of installation. Their holding capabilities is the main difference. A staple will give a stronger holding, whereas a nail will allow for more natural expansion and contraction of the hardwood floor boards, especially during the change of seasons. </span></p>
<p><span style="font-weight: 400;">GLUE-DOWN</span></p>
<p><span style="font-weight: 400;">Glue-down method is utilized for solid and engineered wide width planks.  Wider plank floors are more prone to moving during humidity changes. Gluing the plank floors down to the subfloor stabilizes planks and provides effective results. A trowel is utilized to spread the adhesive evenly on a concrete slab. Once the glue cures, it works as another moisture barrier against humidity.  </span></p>
<p><span style="font-weight: 400;">FLOATING </span></p>
<p><span style="font-weight: 400;">Floating is the quickest and easiest way of installing a wooden floor out of all the methods listed above. By simply applying the click and lock method, an interlocking feature that holds the boards together, floating can be utilized over almost any subfloor. Laminate, vinyl, and engineered flooring is commonly associated with floating. An underlayment, of client’s choice, is laid between the floor and the subfloor to protect against moisture and reduce noise.  </span></p>

			<p>When it comes to finishing products for hardwood floors we recommend either 2 coats of oil based polyurethane or 3 coats of water based floor finish.  The question then arises: “Which one is better?”. Oil Based vs. Water Based Floor Finish? Both oil based and water based polyurethanes are equally durable when it comes to protecting hardwood floors from everyday wear and tear.  The finish gives the floor its color and luster so this becomes a personal preference.</p>
<p>COLOR:</p>
<p>The appearance is the biggest difference between oil and water based polyurethane. Oil based polyurethane has an amber appearance, a medium to dark brownish-yellow color which will darken over time.  The water based polyurethane has a lighter appearance and remains clear.</p>
<p>SMELL:</p>
<p>Another major factor to consider when choosing the surface finish is the smell. Oil based polyurethane gives off powerful fumes that should not be inhaled. For this reason we recommend that the costumer along with pets stay out of the house while refinishing the floors. Water based polyurethane has less of an offensive odor by comparison and it’s safer for customers and pets when applying the finishing coats indoors.</p>
<p>DRYING TIME:</p>
<p>The curing time for oil based polyurethane takes 24-48 hours before it would be safe to walk on with socks on.  Whereas the water based polyurethane is safe to walk on with socks on after 4 hours.  However, we recommend waiting 3-4 days before moving furniture back on to the floor to avoid any scratches.  The same time frame applies when it comes to allowing pets to walk on the surface</p>
<p>THICKNESS AND HARDNESS:</p>
<p>Another quite important factor is the thickness and hardness of each surface finish. The oil based polyurethane is thicker and softer, whereas the water based product is thinner but harder.  We suggest applying 2 coats of oil based polyurethane because it’s more vulnerable to incur dents, and 3 coats of water based because it’s more likely to scratch.</p>
<p>COST:</p>
<p>Our company uses top grade products for commercial water based polyurethane BONA Traffic HD which can be twice as expensive as the oil. Therefore, it’s usually a $1 more per square foot and is mostly used when a natural look is required or for grey or white washed floors.  The oil base polyurethane our company uses is Masterline and Bona Woodline.</p>
<p>SUMMARY:</p>
<p>As stated before, choosing the floor finish is a personal preference and the finished look can be a deal breaker. The other factors are just as important when deciding on the finish. Our company always achieves excellent results whether coating with oil based or water based polyurethane.</p>
